Kerpen, Germany – 16 June 2025 – Trammell Crow Company (TCC), a leading commercial real estate developer, has broken ground on a speculative industrial development in the strategic Rhine-Ruhr region of Germany. The project is being delivered in a joint venture with Cain International a vertically integrated investment management firm with over $13 billion in assets under management as of 31 March 2025.
Located on Hüttenstraße in Kerpen, approximately 23 km west of Cologne, Park Kerpen comprises two Class-A logistics facilities totalling 28,117 sqm, including 23,258 sqm of warehouse and production space, 3,129 sqm mezzanine, and 1,730 sqm of office area. The development is situated on a 46,202 sqm brownfield site and is designed to meet the latest occupier requirements and sustainability benchmarks, with both buildings targeting BREEAM Excellent certification.
Kerpen lies in the heart of the Rhine-Ruhr metropolitan region, Europe’s second-largest economic area and one of the world’s most vital logistics zones. The site offers immediate access to the A4 motorway, linking Germany to the Netherlands and Eastern Europe, and is well connected to other major arterial routes including the A1 and A3. This allows access to over 83 million people within a 4.5-hour drive.
The development also benefits from proximity to key transport hubs including Cologne Bonn Airport (40 km), the Port of Cologne-Niehl on the River Rhine, and major European seaports such as Rotterdam and Antwerp, as well as the cargo airports in Liège and Frankfurt.
The Hüttenstraße industrial area is a well-established industrial and business cluster, home to both global brands and innovative SMEs. The site benefits from excellent public transport, including a nearby bus stop and train station just 2.3 km away.
Construction began in March 2025, with early access available by agreement, and full completion is expected in Q1 2026. CBRE is acting as lead leasing agent.
